A short overview
The Golden Visa was launched as part of the UAE’s strategy to attract and retain high-impact individuals. Unlike a normal work visa, it doesn’t depend on an employer. Unlike the Green Visa (which is also self-sponsored but lasts 5 years and is open to standard skilled professionals), the Golden Visa is gatekept by ICP nomination — you either fit one of the named tracks or you don’t.
Two characteristics make it especially valuable for Indian and global applicants: (a) no minimum residency in the UAE per year — you can live anywhere in the world and the visa remains valid; and (b) family sponsorship without salary thresholds — spouse, children of any age, parents and household help can be sponsored.
The eligibility tracks — in order of frequency
Property investor
The most common Golden Visa track. You need to own UAE real estate worth AED 2 million or more (single or combined properties), with the title deed in your name. Off-plan properties qualify if the cumulative paid-up amount exceeds AED 2 million. Mortgaged properties qualify if the equity portion is at least AED 2 million.
Business investor / entrepreneur
Two sub-tracks:
- Established investor — owner or partner in a UAE company with capital meeting the qualifying threshold and a clean compliance record.
- Entrepreneur — founder of an approved start-up classified under technology / innovation, with revenue or funding milestones approved by the Ministry of Economy.
Exceptional talent
For individuals with verifiable distinction in:
- Science and engineering
- Arts and culture
- Sports
- Medicine and healthcare
- Inventors and innovators (with patents)

Top-paid executive / specialised talent
For senior professionals already in the UAE on a standard work visa, with a monthly salary above the qualifying threshold (varies by sector and position) and a degree at the right skill level. This track is the Golden Visa upgrade path most commonly used by C-suite executives and long-tenured senior managers.
Top-ranking students
Two sub-categories: outstanding high school graduates (top Grade 12 achievers nationally) and outstanding university graduates (CGPA above the threshold + university ranked in the world’s top 100). Indian IIT, IIM and top-ranked university graduates frequently qualify.
Humanitarian pioneers
For individuals who have made significant charitable, humanitarian or community contributions, recognised by official UAE bodies.
Frontline heroes
Healthcare workers, doctors and other frontline professionals who served during the COVID-19 pandemic in the UAE. Recognition typically comes through the Ministry of Health or relevant employer.
Nurses & teachers (2026 expansion)
New for 2026: nurses and teachers with long-term service in the UAE (typically 15+ years) are now eligible for the Golden Visa, recognising their contribution to healthcare and education sectors.
Content creators (2026 expansion)
A structured pathway for influencers, digital artists and content creators through Creators HQ, the UAE’s creators’ registry. Eligibility is verified against audience reach, engagement and revenue thresholds.
Realistic cost
- Property investor track — total all-in approximately AED 9,500–10,500. This includes the visa fee, Dubai Land Department (DLD) fees, medical fitness test and 10-year Emirates ID. Larger properties may attract slightly higher DLD admin charges.
- Professional / specialist / scientist tracks — total all-in approximately AED 4,000–4,800. Same structure, no DLD component.
- Outside agencies often quote a separate “service fee” on top of the above. Our service fee is included in the all-in figure we quote — no surprises at the end.
Documents required
Document sets vary by track. The common base:
- Passport copy, valid 6+ months.
- Recent passport-size photograph, white background.
- Existing Emirates ID (if you’re already on a UAE visa).
- Educational certificates, attested.
- Proof relevant to your track: title deed (property), commercial license + financials (investor), salary certificate + degree (professional), university transcripts + ranking proof (student), award certificates (talent), nomination letters (humanitarian / frontline).
